Residential FAQs
General
Determining the right time for a residential roof replacement in the Charleston, Bluffton, and Columbia areas depends on various factors:
Age: If your asphalt shingle roof is 20-25 years old, it's likely time for a roof replacement.
Shingle Condition: Cracked, curled, or missing shingles indicate a compromised roof.
Leaks: Water stains suggest roof leaks; extensive leaks often mean it's time for a roof replacement.
Granule Loss: Excess granules in gutters signal shingle deterioration.
Visible Sunlight: Sunlight through your roof suggests gaps and calls for a roof replacement.
Moss/Algae: Moss and algae growth indicates diminishing roof protection.
Sagging: An uneven roof signals structural issues requiring replacement.
Energy Bills: Higher bills might result from an aging, poorly insulated roof.
Neighborhood Trends: If neighbors replace roofs, yours might need it, too.
Constant Repairs: Frequent fixes hint at deeper problems, warranting roof replacement.
When deciding between shingle replacement or repair vs. replacing the entire roofing system, consider factors like shingle damage, roof integrity, age, energy efficiency, and budget.
If shingles are cracked or missing, replacing them might suffice. However, if there are roof leaks, sagging, or structural issues, upgrading the entire roofing system could be more beneficial.
Assess the cost-effectiveness, long-term value, and energy savings of a complete roofing system replacement. Consulting trusted experts, such as Roofing USA Charleston, will provide insights to guide your decision.

Consulting with the most experienced and certified local roofers Charleston, SC, offers (like Roofing USA) leads to insights into the feasibility of a winter roof replacement for your specific situation.
A new residential roof installation can positively impact your energy bills by improving the overall energy efficiency of your home.
One of the key ways this occurs is through enhanced insulation. A new roof often presents an opportunity to upgrade insulation, which can help maintain a consistent indoor temperature by preventing heat from escaping in the winter and keeping it out in the summer.
Additionally, opting for cool roofing materials with high reflectivity and emissivity can reflect a significant amount of sunlight and absorb less heat, leading to a cooler interior and reducing the need for air conditioning.
By addressing these aspects during a roof replacement, you can create a more thermally efficient environment that ultimately reduces energy consumption and lowers energy bills over time.
Investing in a new roofing system is a wise financial decision with numerous long-term benefits.
A new roof enhances your property's curb appeal, instantly increasing its value and protection. Additionally, a well-installed roof provides superior protection against outside elements such as hail, rain, and wind. This proactive approach can save you substantial costs in potential repairs down the line.
Modern roofing materials such as the GAF Roofing Timberline series offer enhanced energy efficiency, contributing to reduced utility bills over time. By choosing durable materials and hiring a good roofing company with professional, certified, licensed, and insured installers such as Roofing USA, you ensure a longer roof lifespan and minimize the need for frequent roofing repairs.
Recognizing the need for a new roof involves a few key indicators.
First, consider the age of your current roof; if it's nearing 20 years or more, it's likely time for a replacement.
Frequent leaks, water stains on ceilings, or mold growth might signal underlying issues requiring replacement. Additionally, if you see damage like cracked, missing, or curling shingles, it could be time for a new roof.
Lastly, if your energy bills rise unexpectedly, your roof's insulation may be compromised. A sagging roof deck calls for immediate attention, indicating structural problems.
When noticing any of these signs of wear and tear, reach out to Roofing USA (the best roofers Charleston offers) for a free roof inspection to help assess its condition and determine a plan to care for your home.
The frequency of a roof replacement depends on various factors, such as the type of roofing material used, climate conditions, and maintenance.
Asphalt shingle roofs can last around 20 to 25 years, while tile, slate, and metal roofs can endure for several decades.
Additionally, harsh weather conditions such as hail storms and hurricanes, poor ventilation, and lack of regular upkeep might accelerate wear and tear.
Regular roofing inspections can help identify potential issues early and extend your roof's lifespan.
The cost of a new roof can vary widely depending on several factors, including the size of your home, the type of roofing material, the complexity of the design, and where you live.
For a basic asphalt shingle roof, prices range from $3,300 to $19,600. Premium materials like metal or slate can significantly increase the cost. However, many homeowners insurance policies cover the cost of a new roof. You'll only need to pay your deductible to proceed with a new roof.

Considering a roof replacement before listing your home can be an excellent strategic move.
A new roof enhances your property's curb appeal, creating a positive first impression for potential buyers. It also eliminates any concerns about the roof's condition, which could deter buyers or lead to negotiations on the selling price. Moreover, addressing any roofing issues beforehand prevents them from becoming deal-breakers during the home inspection phase.
While the upfront cost of a replacement might seem significant, the investment can yield higher offers and a smoother selling process.
While the idea of replacing your own roof might seem appealing, it's not advisable.
A residential roof installation is a complex and labor-intensive task that requires specialized knowledge and skills. Properly installing roofing materials, ensuring adequate ventilation, and addressing potential structural issues demand professional expertise.
DIY roof replacement can lead to mistakes that compromise the integrity of your roof, resulting in leaks, improper sealing, and reduced longevity. Additionally, working at heights without proper safety measures can pose significant risks to your well-being.
In the Charleston, SC, area, hiring a licensed and certified roofing contractor like Roofing USA ensures the job is done correctly, efficiently, and with the necessary safety precautions.
The choice of roofing material greatly depends on your specific needs, budget, and aesthetic preferences.
Asphalt shingles are a popular and cost-effective option, offering durability and a range of styles. Metal roofing provides excellent longevity and energy efficiency while also being lightweight. If you're seeking a classic look, slate or tile roofing offers elegance and longevity, although it can be heavier and more expensive. Additionally, wood shingles or shakes provide a natural appearance but require more maintenance.
Roofing USA is also proud to offer Timberline UHDZ Shingles™ for homes in the Charleston, Bluffton/Hilton Head, and Columbia areas.
Ultimately, consulting with the best local roofers Charleston, SC, offers can help you make an informed decision based on your home's design, climate, and long-term goals.
Finding a good roofing company and trustworthy roofing contractor is essential for a successful roofing project.
Start by asking for recommendations from friends, family, or neighbors who have had positive experiences with roofers. Online review platforms like Google can also provide valuable insights into contractors' reputations.
Look for contractors with proper licenses, insurance, and certifications, which signify professionalism and competence. At Roofing USA Charleston, we hold numerous certifications and accolades, such as the GAF Master Elite Residential Contractor and a Master Commercial Contractor, along with a 4.9 Google Ranking.
Reach out to multiple contractors to get estimates and gauge their responsiveness and willingness to answer your questions. A reputable contractor will provide a written contract outlining the project details, timeline, and costs. Trustworthy roofers should also have a local presence and a solid track record in the community.
Determining the best roofing material for your project depends on various factors, including your budget, climate, aesthetic preferences, and long-term goals.
Metal roofing offers exceptional durability and energy efficiency, making it an excellent choice for longevity and sustainability. However, asphalt shingles are widely chosen for their affordability, versatility, and ease of installation. Wood shingles offer a natural charm but require more maintenance. If you value a classic appearance, slate and tile roofing provide timeless elegance, though they can be heavier and costlier.
Ultimately, the best roofing material varies from roof to roof. To choose the best roofing materials for your specific needs and priorities, reach out to Roofing USA Charleston!

When working with a good roofing company in the Charleston area, a new roof should come with warranties.

While a lack of roof leaks might seem reassuring, factors like the roof's age, overall roof condition, and potential hidden roof damage all play a role in determining if it's time for a new roof installation.

Preparing for a new roof installation involves a few essential steps.
Clearing the area around your home of any obstacles can facilitate the roofing process. It's advisable to cover or move items in your attic or upper floor to protect them from dust and debris. Communicate with your roofing contractor to understand if any specific arrangements are needed, such as access to electrical outlets.
Lastly, ensure pets and vehicles are safely away from the work area. Proactively preparing can help ensure a smooth and efficient roof installation process.
When choosing materials for a roof replacement, there's a broad spectrum of options tailored to various needs and tastes.
Popular choices include asphalt shingles, which stand out for their cost-effectiveness and adaptability, whereas metal roofs are prized for their long-lasting nature and energy-saving properties. For those who prioritize aesthetics, tile and slate roofs bring an elegant, timeless appeal and commendable durability. Wood shakes, on the other hand, imbue a homely, vintage charm.
Cutting-edge alternatives like synthetic roofing materials emulate conventional designs but have contemporary advantages.
A certified, licensed, and trustworthy local roofing contractor can navigate these choices, ensuring you select the perfect match for your home's design, budget, and functional demands.
Choosing the ideal roof type for your home involves considering several factors.
Assess the local climate, as weather conditions impact material durability. Then, consider your budget, as different materials vary in cost. Aesthetics are essential, too — match your roof to your home's architectural style. You'll also want to think about maintenance requirements and the lifespan of the material.
Consulting certified, licensed, and professional roofing experts can provide tailored advice based on these considerations for the best roof choice for your home.
Deciding between tear-off reroofing and roof-over construction involves various factors.
Tear-off reroofing offers a fresh start by removing the old roof, allowing for a better assessment of underlying issues and potentially extending the new roof's lifespan. On the other hand, roof-over construction can be a cost-effective option if the existing roof is in relatively good condition. However, it adds additional weight and might not address underlying problems.
A reputable, expert roofing contractor like Roofing USA Charleston can help evaluate your current roof's condition, local building codes, and preferences, guiding you to the most suitable choice for your home and budget.
If someone gets injured while working on your roof, it's crucial to have proper safeguards in place.
Reputable roofing contractors carry workers' compensation insurance to cover medical expenses and lost wages for injured workers. This helps protect both you and the workers from liability.
Ensuring the roofing company you hire has valid insurance and follows safety protocols is essential to minimize any potential legal or financial repercussions. Prioritize safety by partnering with experienced and insured roofing professionals like Roofing USA Charleston to mitigate risks during roof-related work.

Slate Roofers
Synthetic slate shingles are lighter and less expensive than natural slate shingles. While both are environmentally friendly roofing materials, synthetic slate shingles are easier to transport and install because of their weight and uniform size. They’re less fragile than natural slate, too.
Warranty
All GAF roofing shingles and qualifying accessories (the “GAF Products”) come with the great coverage provided by the GAF Shingle & Accessory Limited Warranty, and you don’t need to do anything at all to get it. In the event you experience a problem with your GAF Products caused by a manufacturing defect, this warranty is a great start. See GAF Shingle & Accessory Limited Warranty for complete coverage and restrictions.
Neither the GAF Shingle & Accessory Limited Warranty nor the GAF Roofing System Limited Warranty require registration. Simply hold on to your proof of purchase (such as your contract with your installer or invoice from the roofing supply store or retail store where you purchased the GAF Products), which will need to be provided to GAF in the unlikely event you experience a problem with your GAF Products during the warranty term and need to file a claim.
Enhanced warranties (such as the System Plus Limited Warranty, Silver Pledge Limited Warranty, and Golden Pledge Limited Warranty) do require registration, but your GAF Certified Contractor will take care of that. If you purchase an enhanced warranty from a GAF Certified Contractor and do not receive a copy of your warranty and registration within 60 days after the installation is complete, call GAF at 1-877-423-7663.
For a complete list of GAF Shingles and Qualifying GAF Accessories that are eligible for a Lifetime limited warranty, visit gaf.com/LRS.
When you install a GAF Roofing System (defined as GAF Lifetime Shingles plus at least 3 Qualifying Accessories), you are automatically eligible for the coverage provided by the GAF Roofing System Limited Warranty – which provides the same great coverage as the GAF Shingle & Accessory Limited Warranty but adds Lifetime coverage on your Qualifying Accessory Products. Depending on what products you install, you may also be eligible for the WindProven Limited Wind Warranty. See GAF Roofing System Limited Warranty for complete coverage and restrictions.
The System Plus Limited Warranty provides all of the same coverage available in the GAF Roofing System Limited Warranty, but the Smart Choice Protection Period is extended from 10 years to 50 years, and tear-off is included (when necessary). See System Plus Limited Warranty for complete coverage and restrictions.
The Silver Pledge Limited Warranty provides all of the same coverage available in the System Plus Limited Warranty but also offers 10 years of workmanship coverage and disposal (when necessary). See Silver Pledge Limited Warranty for complete coverage and restrictions.
The Golden Pledge Limited Warranty provides all of the same coverage available in the Silver Pledge Limited Warranty, but the workmanship coverage lasts for 20, 25, or 30 years (depending on the type of shingles you choose to install). See Golden Pledge Limited Warranty for complete coverage and restrictions.
The word “Lifetime” refers to the length of coverage provided by your GAF warranty and means as long as you, the original owner(s) [or the second owner(s) if coverage was properly transferred during the Smart Choice Protection Period], own the property where the shingles and/or accessories are installed.
The Lifetime limited warranty is applicable only to shingles and accessories installed on a single-family detached residence owned by individuals. For any other type of owner or building, such as a corporation, governmental entity, religious entity, condominium or homeowner association, school, apartment building, office building, or multi-use structure, the length of the warranty is 40 years.
The Smart Choice Protection Period refers to the crucial period of time following installation of the GAF Products during which the coverage provided for in your GAF warranty is non-prorated. After the Smart Choice Protection Period, the remedy provided for in your GAF Warranty may be different than that provided for during the Smart Choice Protection Period, and any remedy will be reduced to reflect the use you have received from your GAF Products.
The amount of use will be calculated by dividing the number of months that have elapsed since installation by the date of claim by the number of months in the warranty term. For a Lifetime limited warranty, the number of months in the warranty term is deemed to be 600 for years 11-40 of the warranty term. For years 41 and beyond of a Lifetime warranty, GAF’s contribution is 20%. For example, if you make a claim for Lifetime shingles after they have been installed for 25 years (or 300 months), your settlement will be reduced by 300/600, or 50%.
In the event that GAF approves your warranty claim for a manufacturing defect during the Smart Choice Protection Period, GAF will provide you with replacement GAF Products and will pay you the full reasonable cost of labor to install the replacement GAF Products. After the Smart Choice Protection Period, labor is no longer covered, and the amount of replacement GAF Products will be reduced to reflect the use you have received from your GAF Products from the date of installation to the date of claim.
The Golden Pledge Limited Warranty and Silver Pledge Limited Warranty both offer coverage for misapplication of your GAF Products and flashings at valleys, dormers, chimneys, and plumbing vents (“Covered Flashings”). This coverage is also commonly referred to as “workmanship” coverage, and these warranties are only available through GAF Master Elite Roofing Contractors. For a list of GAF Master Elite Roofing Contractors in your area, please visit our contractor locator.
In the event that GAF determines there is an application error that falls within the scope of the coverage provided for in the Golden Pledge or Silver Pledge Limited Warranty, GAF will arrange to have your roof repaired or, at its sole option, will provide you with replacement GAF Products and reimburse you for the full reasonable cost of labor and other materials to repair your roof, including Covered Flashings. See Golden Pledge Limited Warranty and Silver Pledge Limited Warranty for complete coverage and restrictions.

See applicable warranty for complete coverage and restrictions.
